EICR – Ensuring Electrical installations are safe to use

EICR stands for Electrical Installation Condition Report. It is a formal document that provides an assessment of the condition of an electrical installation within a building. We can survey all types of electrical installations and wiring to test that they are safe and fit for purpose. If the inspection determines the electrical system is not safe, then we can advise on the best repair options.

EICRs are an essential part of Electrical Safety Management

Purpose of EICR

The primary purpose of an EICR is to assess the safety and condition of electrical installations in homes, commercial buildings, industrial facilities, and other settings.

Safety and Compliance

EICRs help identify potential electrical hazards and non-compliance issues, enabling corrective measures to be taken to ensure the safety of the installation and its users.

Types of EICR Testing

In the UK, landlords are legally required to have EICRs conducted at regular intervals (typically every 5 years) in residential rental properties. The EICR report must be provided to tenants.

Common types of testing and inspections conducted as part of an EICR

Visual Inspection – are the initial step in an EICR and involve a thorough examination of the electrical installation.

Earth Continuity Testing – Also known as earth bonding testing, verifies the effectiveness of electrical earthing within the installation.

Insulation Resistance Testing – This assesses the condition of insulation materials in cables, wires, and electrical components.

Circuit Continuity Testing – Verifies the integrity of electrical circuits to ensure that electrical current can flow without interruption.

Functional Testing – Assesses the operation of electrical systems and equipment, it ensures that switches, sockets, lights, and other devices operate as intended.

RCD Testing (Residual Current Device) – are safety devices designed to protect against electrical shock by quickly disconnecting the power supply when they detect a fault.
